The Pre-Planning Stage

Look over your property carefully. What repairs are needed? What improvements would you like to make? Make a list! Think ahead and determine your future needs. We can help you in your planning by outlining options and discussing the improvements you can make within your budget.

Financing

There are various financing plans available to homeowners. Among the most popular are the Home Equity Loan and Home Improvement Loans.

The Federal Housing Administration (FHA) has loans specifically for home improvements. They are available through many banks and lending institutions. The FHA, however, requires the contractor be approved by the lender. The FHA does not guarantee the contractor's work.

Design and Function

Local Codes and Permits

Building Codes vary often greatly between municipal jurisdictions. We can help you make the application and permit process go more smoothly due to our years of experience in the many jurisdictions of Arizona.

A building permit generally is required whenever structural work is involved or when the basic living area of the home is to be changed.

Detailed Written Contract

We believe in putting everything in writing. Our contracts contain:

Details of what we will and will not do.
List of materials for the project including size, color, model, brand name and product.
Approximate start date and substantial completion dates.
Your rights.
Financial terms: The total price, payment schedule, and any cancellation penalty should be clear.
Warranty details covering materials and workmanship. The name and address of the party who will honor the warranty (contractor, distributor or manufacturer).
The binding arbitration clause. Arbitration may enable you to resolve disputes without costly litigation.

Thoroughly review the entire contract and be certain you understand all items before signing it. Study all plans carefully and ask questions about items you are not absolutely sure about.

Working With NY Design Build

Before work begins, we hold a Pre-Construction Conference with you. We will point out what inconveniences may occur while the project is underway. You may want to plan for them accordingly. Let us know about your vacations or special events so that we may schedule appropriately.

Move personal property from construction areas and declare all work zones off-limits to children and pets.

We will insist on Change Orders signed by both parties.
